Through our unique contractor control, and on site auditing systems we are able to highlight hot spots of FM spend. In this case we identified that the greatest maintenance expenditure was on lighting repair and replacement.
Our systems identified high costs through lamp replacements at high level, emergency lighting repairs, and asset down time leading to loss of use of operational work areas.
We recommended a lighting solution that would significantly reduce costs, reduce maintenance to minimal levels and integrate an emergency lighting solution. The solution involved the introduction of LED technology, financed through lease purchase. Due to the large reduction in energy usage and ongoing maintenance costs the solution implemented had a positive payback and avoided the use of scarce capital resources.
After proving the solution within a 150,000sqft pilot building we were able to recommend this solution to the entire portfolio with savings estimates of £1.2m per annum.
